The deposit is held against possible damage to the property which can be checked against the inventory at the end of the tenancy. If the tenant has decided to leave the property and informed to agent in writing the agent can start advertise the property and with 24 hours’ notice agent / landlord can have access to the property to show the flat to new tenants.
