Viewing & Feed back

Clarke & Lloyds provide the aggressive Viewing strategy, We excel our effort to accommodate as many as viewing as individual or block viewing in one go to rent your property as quickly as possible. We will keep you update and feedback of viewing as much as possible

Negotiating and agreeing an offer:-

Our aggressive letting agent strive to obtain the best possible rent and notify to you immediately , however there many factors worth consideration in this decision, such as the references of the tenant .Once the offer is accepted we take the holding deposit to reserve the property subject to references.

Comprehensive Referencing & Credit checks

Conduct all the necessary background checks research, including personal and financial references on prospective tenant including a check on their employment history, previous addresses and credit worthiness to ensure that the tenants are in the position to fulfil their obligation under the terms of the tenancy agreement.

Once all the check are completed and approved by you, we organise the collection of deposit , the first month rent and setting up the standing order to landlord.

Signing the Tenancy agreement

This agreement is out lined the agreed responsibilities of both parties. It is important that both tenant and Landlord take the time to read this agreement before signing the agreement

The Inventory / Check in

An inventory is detailed list agreed and signed by both parties itemising the content and condition of property at the time of move-in prepared by third party independent inventory company to prepare a comprehensive list designed to minimise the risk of any dispute over the deposit at the end of the tenancy

Note; Check-in event, Clarke & Lloyds make sure the property has been on high standard handed over to tenant to keep and maintain standard of the property and handover back to agent cleaning done through professional cleaning company

Securing the Deposit;-

The deposit is held against possible damage to the property which can be checked against the inventory at the end of the tenancy. The housing act 2004 protect in this regard as the deposit is now required to be held within a government approved scheme on an AST. This scheme offer quicker and easier ways of resolving the disputes outside the court

Tenant Move In;-

Keys will be released to the tenant on the move in day.

If the property is managed by us the tenant will be advised the contact detail of the person for point of contact, Otherwise we will provide them with the landlord’s contact detail

End of tenancy;-

Once the tenancy period will come to an end, we write to the tenant in 2 month advance whether tenant would like to extend the tenancy subject to rent review or would like to move out.

Upon end of tenancy the last day of tenancy, we will arrange the checkout on tenant cost and end of tenancy cleaning by professional company arranged by tenant them.

If the tenant has decided to leave the property and informed to agent in writing the agent can start advertise the property and with 24 hours’ notice agent / landlord can have access to the property to show the flat to new tenants.
